June marked four years since the national housing market hit its post-pandemic peak. In June 2022, the median home in the U.S. was listed at $449,000. This past June, that number was down to $430,000, the steepest year-over-year drop Realtor.com has recorded since it started tracking this data in 2017. Price cuts are actually happening less often than a year ago, a sign that sellers are getting realistic from the start, and pending sales climbed for a seventh straight month as buyers responded.
Sellers see headlines like that and understandably ask me the same question: does that mean my home in Woodbridge or Lake Ridge is suddenly worth less? Almost always, the answer is no. But it does mean the way you approach pricing needs to change, and here's why.
What's Actually Happening: National Numbers Versus Prince William County
The national numbers hide a lot of local variation. Prices have fallen hardest in parts of the West and South that saw the most speculative, pandemic-era run-ups. Northern Virginia never behaved like those markets. Our region is anchored by federal employment, defense contracting, and the military presence at Quantico and Fort Belvoir, which has kept demand steadier here than in most of the country.
Prince William County specifically has held up better than the national headlines suggest. Detached home and townhome inventory is still fairly tight. If you price your home based on what a similar house sold for in spring 2022, or an old refinance appraisal, you're very likely pricing above where today's market actually sits.
Why Does Overpricing Cost More Than It Used To?
Buyers today are more rate-sensitive and better informed than they were in 2022. Mortgage rates are sitting around 6.5 percent, roughly double what many buyers locked in three or four years ago, so every dollar of purchase price matters more to their monthly payment. A home that sits for 60 or 90 days because it was priced for the old market usually sells for less than it would have if priced accurately from day one. Buyers see the price drop, assume something is wrong, and negotiate harder.
What Does Accurate Pricing Look Like Right Now?
A good pricing strategy today starts with sales from the last 90 days, not comps from 2022. It treats 45 to 60 days on market as normal again, not a red flag. And it recognizes that a sale-to-list ratio near 100 percent is a win in this market, not a disappointment.
None of this means your home isn't worth a lot.
