The question I hear most from first-time buyers isn't whether they should buy in Prince William County. It's whether they can actually afford the down payment. The good news is that between state and county programs, there's more help available than most people realize, including one hyperlocal program a lot of buyers have never heard of.

What Is Virginia Housing's Down Payment Assistance Grant?

This is a true grant, not a loan, meaning you never pay it back. It provides 2 percent of your purchase price if you're using a conventional first mortgage through Virginia Housing, or 2.5 percent with an FHA loan. You'll need to be a first-time buyer, meaning no ownership interest in a home in the past three years, fall within Virginia Housing's income limits, and bring at least 1 percent of the purchase price from your own funds or a gift.

What If You Don't Qualify for the Grant?

If your income is above the grant's limits, or you're not a first-time buyer, Virginia Housing's Plus Second Mortgage can still eliminate the need for a traditional down payment. It pairs a second loan, generally 3 to 5 percent of the purchase price, with your first mortgage. It isn't free money like the grant, but the payments are deferred until you sell, refinance, or pay off the loan.

Does Prince William County Have Its Own First-Time Buyer Program?

It does, and it's the one most buyers don't know exists. The county's Office of Housing and Community Development offers direct down payment and closing cost assistance to eligible first-time buyers who live or work in Prince William County, Manassas, or Manassas Park. It's currently structured as 20 to 30 percent of the purchase price toward your down payment, plus another 3 percent toward closing costs, set up as a deferred second loan with no monthly payments that's fully forgiven after 30 years in the home.

To qualify, your household income generally needs to fall at or below 80 percent of the area median income, you'll need a minimum credit score of 640, and you'll need to complete a few required financial education sessions through Virginia Cooperative Extension before you can apply. As of earlier this year, the program capped eligible purchase prices at around $399,000, though limits and available funding can change, so it's worth confirming the current details directly with the county's housing office before you get your heart set on a specific home.

What If Your Income Is Below 80 Percent of the Area Median Income?

It's also worth asking your lender about DHCD's HOMEownership Down Payment and Closing Cost Assistance Program, which can provide a deferred loan worth 10 to 15 percent of the purchase price, plus up to $2,500 for closing costs, and is forgiven over time if you stay in the home.

What Does This Mean for You?

None of these programs require you to figure it out alone.
