After 18 years helping first-time buyers in this market, here's what I tell every client before we even start looking.

Get Pre-Approved Before You Fall in Love With a House

This is the single most common mistake I see. Buyers tour homes, find one they love, and only then start the financing conversation. By that point, you're either rushing or you've already lost the home to a buyer who was ready to move.

A pre-approval letter tells sellers you're serious and tells you exactly what you can afford. It takes a lender a day or two to issue one, and it should happen before your first showing — not after.

Understand What "Affordable" Actually Means Here

Prince William County offers some of the more accessible entry points into Northern Virginia homeownership compared to Fairfax or Arlington, but it's still a competitive market. Dale City and parts of Woodbridge tend to offer the most affordable options for first-time buyers, while Lake Ridge, Montclair, and Manassas vary more widely depending on the specific neighborhood and home age.

Your "affordable" number isn't just about the mortgage payment. Factor in property taxes, HOA dues (common in many Woodbridge communities), homeowners insurance, and a maintenance buffer. A lender can show you the full picture, not just the loan amount.

Know Your Loan Options

First-time buyers in this area have more options than they often realize. FHA loans allow lower down payments and more flexible credit requirements. VA loans, given our proximity to Quantico and Fort Belvoir, are available to eligible service members and veterans with zero down payment. Virginia Housing also offers down payment assistance programs specifically designed for first-time buyers in the state.

Don't assume you need 20% down. Many buyers in this market purchase with far less.

Don't Skip the Home Inspection

It can be tempting to waive an inspection to make your offer more competitive, especially in a multiple-offer situation. I generally advise against it for first-time buyers. An inspection protects you from inheriting expensive surprises, and in most cases, the negotiating leverage it gives you is worth more than the slight edge you'd gain by waiving it.

Think Beyond the First Year

Where do you see yourself in five years? Starter homes in Dale City or condos in Woodbridge can be excellent first purchases, but it's worth thinking about resale potential and whether the home and neighborhood will still fit your life as it changes.
