What to Do in the 90 Days Before You List Your Home in Prince William County
What to Do in the 90 Days Before You List Your Home in Prince William County

The sellers who get the best outcomes in Woodbridge and Prince William County almost always have one thing in common: they started preparing before they were ready to list. Ninety days is an ideal runway. Here's how to use that time well.
Days 90 to 60: Get Your Information Together
Before you do a single thing to the house, get clarity on the numbers. Request a current Comparative Market Analysis so you understand what your home is likely worth in today's market. Connect with a lender if you're planning to purchase next, so you understand what you'll qualify for and whether you need your sale proceeds to close on the next home. Pull together any records you have on renovations, permits, appliance ages, and HOA information — buyers and their agents will ask.
This phase is about decisions, not work. What are you willing to fix? What will you sell as-is? Where are you going next and when do you need to be there? Answering these questions now prevents rushed decisions later.
Days 60 to 30: Address the House
This is when the physical work happens. Start with a walkthrough of the home with fresh eyes — better yet, have your agent walk through with you and give you an honest assessment of what buyers will notice.
Tackle the items that will show up on inspections or turn off buyers during showings: aging caulk, dripping faucets, HVAC filters, burned-out bulbs, scuffed walls. Fresh neutral paint in main living areas if needed. Landscaping and exterior cleanup. Deep cleaning throughout, including inside appliances, closets, and cabinets buyers will open.
This is also when you start decluttering seriously. Remove personal items, excess furniture, and anything that makes spaces feel smaller or more personalized than they need to be.
Days 30 to List: The Final Preparation
Professional photography should be scheduled about a week before your target list date, giving you time for final touch-ups after the shoot if needed. This is also when you finalize your listing price based on the most current comps — markets can shift in 90 days, and your pricing should reflect where things are the week you list, not where they were three months ago.
Stage the home for photos and showings. Set the thermostat, open the blinds, add a few simple touches in the kitchen and master bedroom. Make sure the exterior is pristine the day photos are taken.
Why the 90-Day Runway Matters
Sellers who list without preparation consistently leave money on the table or face problems at inspection that could have been addressed in advance. Sellers who prepare systematically walk into the process with a clean home, a clear price, and a plan — and those are the sellers who close confidently.
If you're thinking about listing in the next three to six months, now is the right time to start this conversation.
