The Builder's Agent Works for the Builder

This is the most important thing I tell buyers considering new construction. When you walk into a model home and speak with the on-site sales agent, that person represents the builder's interests, not yours. They're skilled at their job, and they'll be pleasant and helpful — but their goal is to maximize the builder's outcome, not yours.

Having your own buyer's agent at no additional cost to you means someone is in your corner reviewing contracts, flagging issues, and advocating for your interests throughout the process.

Builder Contracts Are Different

New construction contracts are typically written by the builder's legal team and are far more favorable to the builder than a standard resale contract. Terms around deposit amounts, earnest money forfeiture, construction delays, change orders, and warranty coverage can vary significantly between builders. Understanding what you're agreeing to before you sign matters.

Upgrades and Options Add Up Quickly

Builders typically sell at a base price, then present a design center experience where buyers select finishes, fixtures, and upgrades. It's easy to walk in expecting a $550,000 home and walk out having selected $80,000 in upgrades. Understanding what's included in the base price, what's a structural option, and what's purely cosmetic helps you make smarter choices and stay within budget.

The Appraisal Question

New construction homes can sometimes appraise at or near the contract price, especially in active communities where recent comparable sales support the pricing. But it's worth understanding how your lender handles appraisals on new construction, since the process can differ from a standard resale appraisal.

New Construction Inspections

Yes, you should still get a home inspection on new construction, ideally before the drywall is closed up and again at final walkthrough. Builders make mistakes. Independent inspections catch issues that builder walk-throughs sometimes miss.
