How to Prepare for a Home Inspection as a Seller in Prince William County

The home inspection is one of the most anxiety-inducing moments in a real estate transaction for sellers — and also one of the most misunderstood. After guiding hundreds of sellers through this process in Woodbridge, Lake Ridge, Dale City, and across Prince William County, here's what I tell every seller before their buyer's inspector shows up.
Understand What an Inspection Actually Is
A home inspection is a visual assessment of the property's condition by a licensed inspector hired by the buyer. The inspector's job is to identify defects, safety concerns, and items that fall outside normal wear and tear. Every home — even a brand-new one — will have findings. The goal isn't a perfect report. The goal is a report without major surprises that derail the deal or give the buyer ammunition for significant renegotiation.
Do Your Own Walk-Through First
Before the inspection, walk through your home with a critical eye. Test every light switch and outlet. Run every faucet and flush every toilet. Check under sinks for evidence of leaks. Look at your HVAC filter and replace it if it's dirty. Test smoke and carbon monoxide detectors and replace batteries if needed. Make sure all windows and doors open and close properly.
These small items cost almost nothing to address and eliminate a long list of minor findings that can make a report look worse than the home's actual condition warrants.
Address the Obvious Items
Peeling caulk around tubs and showers, missing outlet covers, dripping faucets, loose door handles, and burned-out bulbs all show up on inspection reports and create an impression of deferred maintenance. None of these are expensive to fix, but collectively they signal to a buyer that the home hasn't been carefully maintained — which affects how aggressively they negotiate on the bigger items.
Make the Home Accessible
Inspectors need access to the attic, crawl space, electrical panel, water heater, HVAC system, and any outbuildings. Clear the path to all of these before the inspection day. A blocked panel or an inaccessible crawl space creates delays and notes in the report about items that couldn't be inspected — which buyers and their agents treat as red flags even when there's nothing wrong.
Leave the Home During the Inspection
This is the same advice I give for showings, and for the same reason. Buyers and their inspector need to be able to speak freely, ask questions, and examine the home without feeling observed. A seller who hovers makes the inspection uncomfortable for everyone and sometimes causes buyers to feel defensive rather than confident about their purchase.
Know What You'll and Won't Fix in Advance
Before the inspection happens, have a conversation with your agent about where your lines are. If the inspector finds an aging roof, what's your approach? HVAC concerns? Plumbing issues? Knowing your position in advance means you respond to inspection requests from a place of preparation rather than reaction — which leads to better negotiation outcomes.

Every buyer's agent has seen homes with long, detailed inspection reports that closed without incident — and homes with short, simple reports that fell apart over a single item.
