What's a "Good" Offer? How to Evaluate Buyer Offers in Prince William County

When an offer comes in on your home in Woodbridge or anywhere in Prince William County, it's tempting to look at one number and one number only: the price. But after 18 years and 350+ closed transactions, I can tell you the highest offer isn't always the best offer. Here's how I help sellers actually evaluate what's in front of them.

Price Is Only Part of the Picture

A $510,000 offer with a financing contingency, an inspection contingency, and a 45-day close can be a weaker offer than a $495,000 offer with fewer contingencies and a buyer who's already fully underwritten. The headline number matters, but it's not the whole story.

What Else to Look At

Financing type and strength. A buyer with a strong pre-approval from a reputable local lender, or a cash buyer, brings less risk than someone with a thin pre-qualification letter. Ask your agent to evaluate the lender, not just the letter.

Contingencies. Financing, appraisal, inspection, and home sale contingencies all introduce ways a deal can fall apart. Fewer contingencies generally mean a cleaner path to closing, even if the price is slightly lower.

Earnest money deposit. A larger earnest money deposit signals a more serious, committed buyer.

Closing timeline. Does the buyer's timeline match yours? If you need 60 days to coordinate your own move, a buyer who needs to close in 21 days might create more stress than it's worth, even at a higher price.

Appraisal gap coverage. In a competitive offer, some buyers agree to cover a gap if the home appraises below the contract price. This protects your deal if the appraisal comes in low.

Weighing It All Together

Sometimes it isn't, and the better choice is the offer most likely to actually get you to a smooth, on-time closing.
