What Is a Seller's Market vs. a Buyer's Market (and Which One Are We In Now)?

You hear these terms constantly in real estate conversations, but what do they actually mean for you as a homeowner or buyer in Prince William County? Here's a clear breakdown, and an honest assessment of where our market stands right now.

What a Seller's Market Means

A seller's market exists when demand outpaces supply. There are more buyers looking than there are homes available, which means sellers hold most of the leverage. Homes sell quickly, often with multiple offers, and buyers frequently offer above asking price or waive contingencies to compete.

Prince William County experienced a prolonged seller's market from roughly 2020 through 2022, when inventory was historically low, interest rates were near record lows, and buyer demand was surging. Homes were receiving dozens of offers, selling in days, and closing well above list price.

What a Buyer's Market Means

A buyer's market is the opposite. More homes are available than there are active buyers, which gives buyers negotiating power. Homes sit longer, price reductions become common, and sellers often make concessions on price, repairs, or closing costs to attract offers.

True buyer's markets in Northern Virginia have been relatively rare in recent history, given the structural demand created by government employment, defense contracting, and population growth in the region.

Where We Are Right Now

The current market sits in a zone that's often described as a shifting or transitional market, leaning toward balance. Based on May 2026 data from PWAR, Prince William County had 891 active listings and 1.8 months of supply. A balanced market typically has four to six months of supply, so by that measure we're still technically in seller's market territory, just a less extreme version than we've seen in recent years.

Homes are still selling in around 17 to 18 days on average, prices are still up year-over-year, and well-priced homes are still attracting strong offers. But overpriced homes are sitting, and buyers have more options than they did a year ago.

What This Means If You're Selling

You're still in a favorable position, but the market is less forgiving of pricing mistakes than it was in 2021. Proper pricing and strong presentation still produce excellent results. Testing the market with an inflated price is a more costly strategy than it used to be.

What This Means If You're Buying

You likely won't face the extreme bidding wars of the 2021 peak, but don't expect an easy negotiation on a well-priced, move-in ready home. The best homes are still moving quickly.
