One of the most common points of confusion I work through with sellers in Woodbridge and Prince William County is the difference between what a home lists for, what it sells for, and what the seller actually receives at the end of the day. These three numbers can be very different, and understanding why matters before you make any decisions about selling.

List Price: What You're Asking

The list price is the number you and your agent agree to put on the market. It's a starting point, not a guaranteed outcome. In a competitive market, well-priced homes often sell above list price. In a market with more inventory or an overpriced listing, the final sale price can come in below it.

List price is a strategy, not a fact. It should be based on current comparable sales, your home's condition, and an honest assessment of where buyer demand sits in your specific neighborhood and price range.

Sale Price: What the Buyer Agrees to Pay

The sale price is what appears on the contract. This is closer to reality, but it's still not the number that lands in your bank account.

Between sale price and your actual proceeds, a number of deductions occur. Real estate commissions come off the top. Virginia's grantor tax is calculated based on the sale price. Title and settlement fees, prorated property taxes, any seller concessions or closing cost credits you agreed to, and the payoff of your existing mortgage all reduce what you walk away with.

Net Proceeds: What You Actually Receive

This is the number that matters most for your planning — and it's the one that often surprises sellers who've been focused on sale price alone. A home that sells for $600,000 with a remaining mortgage of $320,000, standard selling costs, and $10,000 in agreed seller concessions might net the seller somewhere in the range of $235,000 to $245,000, depending on specifics.
