One of the biggest barriers first-time home buyers in Prince William County face isn't qualifying for a mortgage — it's coming up with the cash needed to close. Down payment and closing costs can add up to tens of thousands of dollars, and for buyers who've been renting and building savings simultaneously, that number can feel out of reach.

What many first-time buyers in Woodbridge, Dale City, and across Northern Virginia don't realize is that there are specific programs designed to bridge exactly that gap. Here's what's available in Virginia in 2026 and how to evaluate which options might apply to your situation.

Virginia Housing Programs for First-Time Buyers

Virginia Housing, formerly known as the Virginia Housing Development Authority, is the state's primary resource for first-time buyer assistance. Their programs are available statewide including throughout Prince William County and offer several tools worth knowing about.

The Virginia Housing Down Payment Assistance Grant provides eligible first-time buyers with a grant — not a loan, a grant — toward their down payment. Unlike down payment assistance structured as a second loan, this money doesn't need to be repaid. Income limits and purchase price limits apply, and eligibility requirements should be confirmed directly through Virginia Housing or a participating lender.

Virginia Housing also offers below-market mortgage interest rates to qualifying first-time buyers, which can meaningfully reduce monthly payments compared to standard market rates. These rate advantages are paired with their loan programs and aren't available through every lender — you need to work with a Virginia Housing-approved lender to access them.

The Closing Cost Assistance program offers additional help toward settlement costs for buyers who qualify, which can reduce the total cash needed at closing and make homeownership accessible to buyers who have income and credit to support a mortgage but haven't been able to accumulate a large cash reserve.

FHA Loans for First-Time Buyers in Prince William County
