Closing costs are one of the most common surprises I run into with both buyers and sellers, mostly because nobody talks about the real numbers until you're staring at a settlement statement. Here's a straightforward breakdown so nothing catches you off guard.

How Much Should Buyers Expect to Pay?

Generally between 2 and 5 percent of your purchase price, on top of your down payment. This covers things like your loan origination fee, appraisal, home inspection, title insurance, and prepaid items like homeowners insurance and property tax escrow. Unlike your down payment, closing costs typically can't be rolled into the loan, so it's worth budgeting for them separately from day one of your search.

How Much Should Sellers Expect to Pay?

Total selling costs in Virginia, including commission, commonly run 7 to 10 percent of your sale price. Commission itself is usually the biggest piece, averaging somewhere around 5.5 to 6 percent combined between both sides, though the way that gets structured has changed recently.

What Changed With Agent Commissions?

Since 2024, sellers are no longer required to offer buyer-agent compensation as part of an MLS listing. It's negotiable, and in many transactions, buyers now discuss their own agent's compensation directly as part of their offer. This doesn't mean commissions have disappeared, it means the conversation happens differently than it used to, and it's worth understanding clearly before you list or write an offer.

What Other Costs Should Sellers Plan For?

Beyond commission, Virginia sellers typically pay a grantor's tax of $1 per $1,000 of the sale price, plus any applicable regional transfer tax, title and settlement fees, and a prorated share of property taxes up to the closing date. If you're in an HOA community, expect an association transfer fee as well.
