Few words cause more anxiety mid-transaction than "the appraisal came in low." Most of the time, it doesn't happen, but understanding how the process actually works takes a lot of the mystery, and the fear, out of it.

What Actually Happens During an Appraisal?

Once you're under contract with financing, your lender orders an independent, licensed appraiser, typically at the buyer's expense, usually $500 to $700. The appraiser visits the home, evaluates its condition, size, and features, and pulls comparable sales from the last several months to form an opinion of value. The whole process usually takes one to two weeks from order to report.

Why Does the Appraisal Matter So Much?

Because your lender won't lend more than the home is appraised for. If the appraisal comes in at or above your contract price, nothing changes. If it comes in below, there's a gap between what you agreed to pay and what the bank will finance, and someone has to cover that difference.

Are Low Appraisals Common in Today's Market?

Less than they were a few years ago. During the bidding wars of 2021 and 2022, appraisal gaps were a real and frequent problem because contract prices were regularly running well above recent comparable sales. Today's market is more balanced, with most homes in Prince William County selling closer to their asking price, which means appraisals matching contract price is far more typical now. It still happens, particularly with unique properties or homes in fast-moving micro-markets, so it's worth having a plan either way.

What Are Your Options If It Comes in Low?

You generally have a few paths: renegotiate the price with the seller, have the buyer cover the gap in cash, split the difference between both parties, or challenge the appraisal by requesting a reconsideration of value with additional supporting comparable sales. If your contract includes an appraisal contingency, you may also have the option to walk away, though that's usually a last resort.

How Can Sellers Help Avoid a Low Appraisal?

Give your agent a list of recent upgrades and improvements to share with the appraiser, and make sure the home is clean and accessible for the appointment. A well-documented, well-presented home gives the appraiser the clearest possible picture of its true value.
