What "Priced to Sell" Usually Means
In an honest listing, priced to sell means the home has been positioned at or slightly below what comparable sales support, with the intention of generating immediate interest and potentially multiple offers. A well-executed below-market price in a competitive environment can actually produce a higher final sale price than a higher list price, because it creates competition rather than discouraging buyers.
In a less honest listing, priced to sell is just a phrase. The home may be priced the same as every competing property, or in some cases higher. The description doesn't change the math of what the market will bear.
The difference is in the data, not the marketing language. If a home is genuinely priced below comparable sales, it will show it — short days on market, multiple offers, and a final sale price that often closes the gap or exceeds it.
