If you bought your starter home in Woodbridge, Dale City, or Lake Ridge more than a few years ago, there's a good chance two things are both true right now: you've built up real equity, and you've been putting off a move because trading your old mortgage rate for today's feels like a step backward. You're not wrong to think about it carefully. But for move-up buyers specifically, this year's market has a few things working in your favor that are easy to miss.

How Much Equity Do You Actually Have?

Probably more than you think. Most owners who've been in their homes for five or more years in Prince William County have meaningful equity, often more than an online estimate is showing them. That equity typically becomes your down payment on the next home, which matters more than ever with mortgage rates sitting around 6.5 percent. The bigger your down payment, the less that rate stings on your new payment.

Is the "Rate Lock-In" Fear the Whole Picture?

Not quite. It's true that moving from a 3 or 4 percent rate to something in the mid-6s increases your monthly payment on paper. But move-up buyers often overlook the other side of the equation: you're usually financing a smaller percentage of your next home's value than you did on your first purchase, because your equity is doing more of the work. Run the actual numbers with a lender before assuming a move isn't worth it. Sometimes the payment difference is smaller than people expect.

For move-up buyers, yes. One real advantage this year that didn't exist in 2022 is more homes to choose from, especially in the middle and upper price tiers where inventory has grown the most. That means less pressure to waive inspections or bid well over asking just to win a home. You can take your time, negotiate reasonably, and make a decision you're confident in.

Does Your Sale Have to Be the Hard Part?

It doesn't have to be. The idea of selling and buying at the same time understandably worries people. In practice, most of my move-up clients use one of a few well-worn paths: selling first and negotiating a rent-back so they're not homeless in between, getting pre-approved for a new mortgage while still holding the old one, or timing both closings to land within days of each other. None of these require you to have it all figured out before we start. They require a plan, which we can build together once we know your numbers.

Is Now Actually a Good Time?

That depends on your specific situation, but here's the honest read: homes in Prince William County are still selling at solid values, and buyers with equity to bring to the table have more leverage on their next purchase than they've had in a few years.
