Summer is peak PCS season, and if you've got orders to Quantico or Fort Belvoir, you already know the drill: a reporting date that isn't moving, a housing search that has to happen fast, and a market you may have never set foot in before your first house-hunting trip. After nearly two decades helping military families buy in this area, here's what I want every PCS family to know before they start looking.

How Powerful Is Your VA Loan Benefit, Really?

If you have full VA entitlement, there is no cap on how much you can borrow with zero down, as long as a lender approves you and the appraisal supports the price. The 2026 conforming loan limit, which mainly matters if you have partial entitlement from a prior VA loan, is $832,750 in most of the country and higher in high-cost metro areas, which typically includes the DC region. Either way, most PCS buyers moving into Prince William County can still buy with no down payment at all, which is a real advantage with mortgage rates sitting around 6.5 percent.

Should You Buy Sight Unseen or Wait for a House-Hunting Trip?

Neither extreme usually works well. What I recommend is a short, focused house-hunting trip after you've been pre-approved and after we've already narrowed your search using listing video, floor plans, and school and commute data. That way, the two or three days you have on the ground go toward seeing serious contenders in person, not touring homes that were never going to work for your family.

Does This Summer's Market Give You More Room Than 2022 Did?

Yes, and that's genuinely good news. If you PCS'd into this area in 2021 or 2022, you remember the chaos: multiple offers, waived inspections, homes gone in a weekend. That frenzy has cooled. Inventory is up, homes are spending more time on market, and most are selling close to asking price instead of well above it. PCS families this summer generally have more homes to choose from and more room to negotiate repairs or closing costs than buyers did just a few summers ago.

What Should Military Buyers Prioritize?

Commute matters enormously here. Homes in Woodbridge, Dumfries, and parts of Lake Ridge offer a reasonable run down Route 1 or I-95 to Quantico, while Fort Belvoir is more accessible from Woodbridge and Lake Ridge via 95 or the Fairfax County Parkway. Beyond commute, think about how long you expect to be stationed here. A three-year assignment often favors a low-maintenance townhome or a neighborhood with strong resale demand, since the next family to PCS in behind you will be shopping with the same priorities you have now.

How Long Does the Whole Process Actually Take?

VA loans close in a similar timeframe to conventional loans these days, typically 30 to 45 days. The paperwork around your Certificate of Eligibility and any funding fee questions is worth sorting out before you're under contract, not during your first week of house hunting. If this is a second or subsequent use of your VA benefit, ask your lender early about the funding fee difference, since it affects your cash to close.
