Northern Virginia Housing Market Sees Significant Inventory Growth in April

Here are the key highlights:
- Active listings in Northern Virginia jumped nearly 70% in April compared to last year.
- The median home price increased by 3.7%, reaching $779,000.
- Homes are selling quickly, averaging just 14 days on the market.
The Northern Virginia housing market experienced a notable rise in active listings in April, with a nearly 70% increase compared to the same period last year, according to the Northern Virginia Association of Realtors (NVAR). Total active listings reached 2,508 properties, and the monthly housing supply rose to 1.85 months, marking a 65.8% increase over 2024.
Despite slightly fewer homes sold—1,584 units, a 2.4% decrease—total sales volume increased to over $1.4 billion, a 2.2% uptick, driven largely by rising home values. The median sale price last month was $779,000, representing a 3.7% increase from April 2024, indicating ongoing strong buyer demand in the region.
Homes continued to sell quickly, averaging just 14 days on the market—consistent with last year. Industry experts suggest the market remains fundamentally healthy, as rising prices and steady buyer interest point to long-term stability.
NVAR CEO Ryan McLaughlin noted that the increased inventory offers buyers more choices and better chances of success, contributing to a more balanced and sustainable market. Interestingly, the recent inventory growth is not significantly linked to federal workforce layoffs, which have historically impacted the region, but rather reflects a healthier balance between supply and demand.
What does it mean for you?
Whether you're a prospective buyer, seller, or investor, this market shift offers opportunities. Buyers now have access to a broader selection of homes, increasing the chances of finding the right property without as much competition. Sellers may benefit from rising home values and quick sales, especially if your home is well-maintained and competitively priced. For investors, the rising market and steady demand suggest continued long-term growth. Overall, staying informed and working with an experienced agent can help you navigate these favorable conditions to meet your real estate goals.
